New Home Construction Stage’s Inspection Checklist

What do we inspect during a Pre-Purchase/Building Inspection?

Basic Functionality Checks.

  • Access to water, Electricity & Gas

  • Check General Condition of Kitchen Cabinetry

  • Working conditions of appliances, heater, cooler and light bulbs

  • Water pressure

  • Drainage system

  • Windows including Framing, Gap, Serviceability

  • Doors including Framing, Gap, Serviceability

  • Serviceability of all Fixtures

  • Exterior Walls

  • Interior Walls

  • Smoke Alarms

  • Stairs including Balustrade, Handrail condition etc

Garage/Carport, Garden & Landscaping

  • Fencing Serviceability including sleeper, post, wood decay Settlement Movement

  • Garage Serviceability including Lintel, Framing, Structure, Post etc

  • Drainage serviceability

  • Decking, Pergola & Veranda Serviceability including Lintel, Framing, Structure, Post etc

  • Piping Condition

Roof-Structural Integrity/Water Leaks

Note: Roofs will be inspected from a ladder & 2 Storey or Higher will be checked from roof cavity using Thermal Imaging camera due to 2mtre height OH&S restrictions.

  • Check for Dislodged Tiles

  • Check for Broken/Damage Tiles

  • Check Corrugated Iron Roofing condition

  • Check Roof Valley’s & Gutter, serviceability & condition

  • Check Flashings condition

External Wall – Structural Integrity

  • Check overall general Condition & for any cracking

  • Determine causes of any Cracking eg: age, settlement, impact etc

  • Check the Levelness of the Walls

  • Check for Mortar Deterioration

  • Check for Rising Damp (damp proof course)

  • Check for Asbestos materials

  • Check Expansion/Articulation joints

Foundation – Structural Integrity/Movement

  • Check Footing Serviceability including Brick Piles, Bearer, Joists

  • Check for Ant Cap & Damp Proof Course

  • Check for Wood Decay & Water Damage

  • Check Ventilation & Moisture Content

Roof Space

  • Check Framing Serviceability incl.Rafters, Purlin, Strut, Hanger, Beam etc

  • Check for Asbestos Material

  • Check Piping Connection & Installation

  • Check Roof Tile Serviceability

Interior Walls

  • Check Moisture Content & any signs of Mold

  • Check Evenness & General Condition

  • Check for Cracking & determine its cause eg.movement, settlement, impact etc

  • Check Load Bearing Wall Serviceability

Ceiling & Flooring

  • Check Flooring Serviceability

  • Check Ceiling Serviceability

  • Check Eaves Serviceability

  • Check Flooring Levelness

  • Check for Leakage issues

Electrical Appliances & Air Conditioners

  • Check Exposed Wiring Connection & Installation

  • Check Wiring Serviceability

  • Check for Access to Electricity

  • Check Wiring Serviceability in Sub-floor & Roof Void area

Windows

  • Check Window Serviceability

  • Check General Condition

  • Check Window Frame Serviceability

Wet Areas-Bathrooms, Kitchen, Laundry

  • Check Moisture Content

  • Check Waterproof System

  • Check for hidden defects using Thermal Imaging Scanners and Moisture Reading device to all Wet Areas
